Please take notice that the Jefferson-Talmo Planning Commission will conduct public hearings on November 4, 2024, at 6:00 p.m. at the Jefferson Station Complex, 1000 Washington Street, Jefferson, GA, 30549, on the following matters:
R-24-12 Annexation and Zoning: Round House Properties, LLC, applicant (by Venly Studio, LLC, care of J. Ethan Underwood of Miles Hansford, LLC) and property owner, seeks annexation and AG-R (Agricultural Residential District) zoning of 39.043 acres (part of map/parcel 066/012D) fronting on the north side of Storey Porter Road approximately 530 feet west of Storey Meadows Drive (383 Storey Porter Road). Current zoning is A-2, Agricultural Rural Farm District in unincorporated Jackson County. Proposed use: two special event facilities.
CU-24-02 Conditional Use: Round House Properties, LLC, applicant (by Venly Studio, LLC, care of J. Ethan Underwood of Miles Hansford, LLC) and property owner, seeks a conditional use permit for two special event facilities in an AG-R (Agricultural Residential) district on 39.043 acres (part of map/parcel 066/012D) fronting on the north side of Storey Porter Road approximately 530 feet west of Storey Meadows Drive.
R-24-15 Tipton Development, LLC, applicant and property owner, by David Elder, seeks rezoning from MFR (Multi-Family Residential District) Conditional (R-22-J05) to MFR (Multi-Family Residential District) Conditional of 3.56 acres (Map/Parcel 052/001A2) fronting on the south side of Commerce Road (SR 15 Alt) and the east side of Northminster Drive to change conditions of zoning approval including conditions 5 and 14 pertaining to sidewalk and fencing, respectively. Proposed use: 28 fee simple townhouses.
V-24-J10 Tipton Development, LLC, applicant and property owner, by David Elder, seeks a variance to the Jefferson land use management code, Article 7, Residential Zoning Districts,” Chapter 7.8, MFR, “Multiple-Family Residential District,” Section 7.8.4, “Dimensional Requirements” (Table 7-2) to reduce the front building setback lines from 30 feet to 15 and 5 feet for 3.56 acres (Map/Parcel 052/001A2) fronting on the south side of Commerce Road (SR 15 Alt) and the east side of Northminster Drive. Zoning: MFR, Multiple Family Residential, Conditional (R-22-J05). Proposed use: 28 fee simple townhouses.
V-24-J11 Tipton Development, LLC, applicant and property owner, by David Elder, seeks a variance to the Jefferson land use management code, Article 28, “Suburban/Urban Design and Improvement Requirements,” Chapter 28.2, “Design Requirements for Streets,” Section 28.2.7, “Sidewalks,” to reduce the requirement to install sidewalks along both sides of a street to one side only, for 3.56 acres (Map/Parcel 052/001A2) fronting on the south side of Commerce Road (SR 15 Alt) and the east side of Northminster Drive. Zoning: MFR, Multiple Family Residential, Conditional (R-22-J05). Proposed use: 28 fee simple townhouses.
The Jefferson City Council will conduct public hearings on the above-referenced matters on November 12, 2024, at 6:00 p.m. at the Jefferson Station Complex, 1000 Washington Street, Jefferson, GA 30549. At its voting session on November 25, 2024, the City Council may take action on these applications.
